If you own a co-op apartment in Manhattan, Brooklyn or Queens, your renovation doesn't really start when you pick a contractor. It starts when the board says yes. On co-op jobs, most delays have nothing to do with demolition or tile. They come from an incomplete board package that goes back and forth with the managing agent for weeks.
